MIOR and RIX Project – Residence RIX and a Multifunctional Building in the Heart of Ostrava
The MIOR and RIX project represents a comprehensive transformation of the corner of 28. října, Vojanova, Velká, and Pivovarská streets in the historical center of Ostrava. The aim is to restore the natural urban structure to this location, complete the street frontages, and create a high-quality public space befitting the significance of this area.
As a group that has long been doing business in Ostrava and is headquartered right in its center, we perceive the transformation of the city very sensitively. The city center has undergone a significant transformation in recent years, and we want to be a natural part of it. We are preparing the project with the aim of building upon the urban development of this part of the city and contributing to making the center of Ostrava a high-quality, representative, and pleasant place to live and work.
The plan entails the transformation of two existing buildings in the broader city center, whose technical and visual condition is currently nearing the end of their lifespan. They will be replaced by new architecture that corresponds to the significance of this location and integrates with the surrounding urban structure.
The urban and architectural concept was prepared by the studio of Vít Máslo, which participates in major projects in the Czech Republic and abroad. The design is based on the historical development of the site – in the past, there was not a single monoblock here, but several separate houses. Therefore, the new solution works with articulated massing and a return to the original plot division so as to naturally complete the city block in its historical logic.
The original plan anticipated a dominant high-rise of around 50 meters. During the preparation phase, the project was adjusted and optimized. Currently, we are working with a height of approximately 31 meters, which respects the scale of the city center.
The MINOR ARRIX project is now entering the next phase of project documentation preparation. We are discussing the conceptual study with the city and other relevant authorities, and we are refining the parameters of the design in accordance with the zoning plan and the conditions of the urban conservation area.

Where the Project Is Being Created
The area in question is located in an urban conservation area, in the immediate vicinity of Masaryk Square and the Černá louka development area. This is a highly exposed part of the Ostrava city center, which has the natural potential to become a fully-fledged part of city life.
However, the existing built environment, the Trias buildings and the former Mior, do not urbanistically connect to the historical structure of the city. Their scale and layout create a barrier to the natural movement through the area and fail to fulfill the significance of this location.

The MIOR and RIX project therefore responds to the need to close the city block and restore the street line so that it is legible and continuous. The design also includes making Velká Street accessible and creating a functional, vibrant street level that will support the daily use of the area and the natural movement of people between the city center and the Černá louka area.
What Will Be Built Here
Residence RIX
Residence RIX will be built on the site of the current Trias building, where the Promet Group is currently headquartered. It is designed as an eight-story residential building with a height of 26 meters and a total gross floor area of approximately 4,450 m². The project entails 33 residential units with layouts ranging from 1+kk to 4+kk.
The ground floor of the building will be active and offer four smaller non-residential spaces suitable for offices or shops. The goal is to naturally revitalize the street and connect with the urban character of the surroundings. Both new buildings will be connected by two underground floors featuring garages, technical facilities, and storage rooms. The entrance to the garages is designed from Pivovarská Street.
Multifunctional Building – Promet Group Headquarters
The new multifunctional building will be built on the site of the former Mior service building. The new headquarters of the Promet Group will also move to this building.
The building will have eight above-ground floors, a height of approximately 31.5 meters, and a gross floor area of around 6,800 m². Administrative and leasable areas are designed on the lower floors, while the Promet corporate headquarters spaces will be located from the fifth floor upwards. The ground floor will feature an entrance hall, a public café, and retail units.
Architecturally, the building utilizes its corner location on the border between the historical part of the city and the Černá louka development area, creating an imaginary "gate" between these two structures. Towards Vojanova Street, it steps back and creates an arcade, which helps shape a new public space.

Urban Concept
The design returns a clear and legible structure to the site. It closes the city blocks, restores their natural boundaries, and removes dysfunctional nooks that currently weaken the quality of the public space. At the same time, it follows the historical parceling and restores the logic of the original built environment.
The solution includes the creation of a new public space and an active street level oriented towards the surrounding streets. The ground floor of the buildings aspires to naturally revitalize this part of the center and support daily movement between Masaryk Square and the Černá louka area.
The project works with the natural scale of the surrounding built environment and respects the height level of the city center. The designed buildings respond to the surrounding houses and remain significantly below Ostrava's high-rise landmarks, such as the New City Hall viewing tower or the Cathedral of the Divine Savior.

Public Space
The project also includes the modification of the public space in the immediate vicinity of the new buildings. The design anticipates new surfaces that will seamlessly connect to the pedestrian zone and support natural movement through the area.
Urban furniture will be added in the form of benches, bicycle stands, and trash cans. The solution includes new tree plantings, which will improve the microclimate and the overall character of the place. The ground floor of the buildings will be partially designed in the form of arcades and covered passages, which will offer protection from adverse weather and increase the comfort of movement.
The project also works with extensive greenery on the roofs, which will contribute to a sustainable solution and better rainwater management. The goal is to create a space that will naturally function as a fully-fledged part of the city center and integrate into its daily life.
