VOJANOVA Project – A Residential Building in the Center of Ostrava
Last year, a building permit that has not yet come into legal force was issued for the VOJANOVA project. An appeal was filed against this decision, which is currently being addressed by the relevant authorities. The project is now in the building permit proceedings. From the investor's perspective, the project is fully ready for construction and is awaiting the completion of administrative steps.
A Building That Will Connect Černá Louka with the Historical Core
The plot of land between Vojanova Street and Smetanovo Square was acquired by the Promet Group from the City of Ostrava with the aim of filling in a missing part of the urban structure here and naturally tying into the gradual transformation of the Černá louka area.
The project entails the construction of a six-story building with a total of 26 residential units with 2+kk and 3+kk layouts. On the ground floor, a commercial unit for civic amenities with facilities will be created, and in the underground, a garage with a capacity of 26 parking spaces.
The author of the design is Petr Lichnovský's architectural studio, which designed the building as a cubic townhouse respecting the scale of the historical center and the character of the surrounding built environment. The goal is to create an intimate residential building that naturally completes the area between Černá louka and Masaryk Square.
The location will offer residents the advantages of a central position in the immediate vicinity of cultural and social life, while also providing a quiet environment suitable for residential living. The building is situated on the border of the Černá louka complex and within walking distance of the city's historical core.
The Černá louka area itself is one of the key development areas of the Ostrava city center. Revitalization is gradually taking place here, and a new, modern integration into the city's urban framework is being sought. The VOJANOVA project is part of this broader plan. The Promet Group is simultaneously preparing other development projects on 28. října and Velká streets, the aim of which is to functionally connect Černá louka with the surrounding urban structure and the Masaryk Square area.
During the preparation of the project, the Promet Group held a series of consultations with the City of Ostrava to ensure the building was sensitively integrated into the surrounding built environment. "Preparing documentation in a historical center always requires a sensitive approach to the surroundings. We value the cooperation with all partners, thanks to whom we managed to fine-tune the project so that it fits naturally into this place," stated Denisa Materová, CEO of Promet Group.
The implementation of the project will be ensured by the development company Platanus Property, falling under Promet Holding, which covers the development activities of the Matera family. The company's name symbolically refers to the monumental plane tree growing in the immediate vicinity of the planned building.
